Our investment targets can be broken down into two core areas:
- Industrial property with significant machinery and equipment. We will quickly close on assets where we can leverage our ability to both appraise and sell the M/E assets with our sister companies Heritage Global Partners and Heritage Global Valuations.
- Office, Retail, and MF assets with significant vacancy and/or opportunity for value added redevelopment. Cap rates on existing income 10%+. Average holding period 5-7 years.

2018 Major Deals:
Generics Pharmaceutical (Par) Sites in Huntsville, AL (120-150 Vintage Drive): Bought building and equipment (over $20M sale price). Site included 800,000 SF of buildings on 110 acres. Machinery and equipment auction can be viewed here. Real estate to be leased and sold over the next three years. Colliers Int. was listing broker at sale.
Aptuit Phara Building (MO): Bought building and equipment with a fast closing. Machinery auction conducted November 12th, 2015. Building was resold in 2016 using the prior listing broker.
Wellstone Mills Building (GA): Purchased building and equipment. Building is 750,000 SF industrial property in Lavonia GA. Equipment auctioned in 2015 and building resold in 2017 to a Atlanta area user.
