Offer Submission Requirements

In order to review a purchase offer please follow the contract preparation guidelines as noted below. Additionally please fill out the offer summary page (link) and attach as your cover page when submitting. Failure to follow these steps will result in a delay in response and rejection.

What to Submit

  • We require the use of the C.A.R. Residential Purchase Agreement (RPA) with a minimum of 3 business day acceptance period.
  • The C.A.R. form "Short Sale Addendum" (SSA) needs to be incorporated into the agreement.
    1. Paragraph A - Date is 3 days from the day you create the offer.
    2. Paragraph B.1. – Check Box - Time periods (ii) shall begin the Day After Seller delivers to Buyer written notice of Short-Sale lender's consent.
    3. Paragraph B.2. – Don’t Check Box - Deposit check shall be (i) immediately handled as provided in the Agreement.

  • Include the Zetabid Purchase Contract Addendum 1 (click here to download)
  • All offers must be accompanied by:
    1. Approval letter from a lender
    2. Copy of the earnest deposit
    3. Proof of funds for the down payment (bank statement, letter from bank verifying deposits, etc. Buyers may black out any account #’s)

How to Complete

  • Section 1
    • Offers CAN NOT be written “or assignee”
    • Close of escrow to be 45 days or less, or 60 days or less for FHA loans
  • Section 2
    • We require that your buyer deposits their earnest deposit (minimum of 3%) into escrow upon acceptance of the offer between our seller and your buyer.
    • Made payable to XXXX Escrow
    • FHA- Seller shall not pay discount points and any credits may not exceed 3% of the purchase price
    • Loan contingency periods should remain as printed
    • Inspection contingency period should not exceed 5 days
  • Once the contract is accepted and the deposit is received by escrow, the property will go into pending status.
  • Section 4.
    • Buyer shall pay for all reports (A, B, C)
    • Escrow to be “XXXX Escrow”
    • Please do not write "split 50/50". Please write "each to pay their own fees as customary"
    • Seller shall pay owner’s title policy. Title will be “Fidelity Title” Buyer may choose own title company but would be required to pay all title fees (owner’s policy and lender’s policy)
    • Other Costs (E)- Seller shall pay County transfer tax, Buyer shall pay City Transfer Tax, and Buyer to pay for HOA and Warranty if applicable.
  • Section 14 Time Periods
    • 4B Buyer has 5 days
  • Line 25E. – Please write in “Zetabid Purchase Contract Addendum 1 is incorporated into this agreement”
  • Section 27- Agency Please note Zetabid Operations Inc as listing agent
  • Page 8 – Please make sure to include your license #, the office license # and sign the offer

  • Unless otherwise noted, the Seller/Lender will not pay for a termite report or repairs, so please do not include it in the contract. Your client is welcome to have their own inspection completed. (The price of the property is already reduced to compensate the buyer for this)
  • The transaction is an “As-Is” purchase and no repairs will be made.
  • Buyer’s agent will receive 2.5% commission at closing.
  • Sellers/Lenders will not pay a commission if you are representing yourself in the transaction. We recommend you write the offer through your broker or another agent in your office.
